Sue Proctor

Realtor®(DRE #00896777)

Originally from Boston Mass I came to my senses 37 years ago when I realized I didn’t need to be freezing cold at least 6 months a year, and found Northern California the perfect spot for me. I have been a Rossmoor Cheerleader for at least 10 years and since moving my mom and best friend into Rossmoor 4 1/2 years ago I have been energetically spreading the word about how wonderful it is to live here!

A Real Estate Broker for 35+ years, I have worked in many areas of the business: Selling Brand New Construction, Resale Homes, Commercial Real Estate and Property Management. I have sold over 1,200 homes and truly enjoy Real Estate, it is not work when you are doing something you love.

My philosophy is that we must like and trust each other so the first meeting we will be getting to know each other, checking to see if we can work together. As an over communicator and great listener, you can be assured our collaboration will be a team effort.

I have been a volunteer for Make A Wish for over 20 years, am a Certified Doula (Labor and Delivery room coach) a board member of Project Hearth and have volunteered at Glide Memorial Church in the Tenderloin of San Francisco helping serve meals to their guests. I am also a Deputy Marriage Commissioner and have married over 300 couples!

Let me help you make a Real Estate decision that will profoundly improve your life. Call me at (510) 914-0529 or email susandproctor@gmail.com

What My Client’s Say…

For those considering a real estate agent in the East Bay and specifically Rossmoor, I’d like to
express my wholehearted endorsement of Sue Proctor.

My brother Dave & I had the pleasure of working with Sue when selling my mother’s Co-Op (condo) in
Rossmoor. To be frank, I’ve worked in this industry for thirty-three years and real estate agents by and
large have provided me with nearly every reason not to like them, trust them or hire them.

My company is a CA Real Estate brokerage and mortgage banker, so perhaps I could have joined the
local board and listed the property myself. Alternatively, I could have engaged my friend (who sold my
mother the home) to list and sell the property. Both my brother and I are in the industry and have tons
of contacts, so we had many options for assisting in the listing and sale of this 2B/2B condo. Yet,
Dave who temporarily lived in the unit and had met Sue in Rossmoor, said, “We should talk to
her…she’s the quintessential definition of an agent – lives & breathes it.” Hmmm.

I didn’t like the sound of that due to my bias against agents. At the start of the relationship, I was
purposely tough, terse in tone, confrontational and hard-driving in my early communications with Sue.
I was surprised and rather impressed with the manner in which she handled all that – with true
professionalism. She responded with an even demeanor, cheer and enthusiasm. She was SOLID.

The transaction involved an active probate case which complicated matters. Sue’s broker and her
referral to Lennar title were key contributors to problem solving the contract vesting and closing
WHILE probate was still active. They closed it without a wrinkle!

From start to finish, Sue demonstrated exceptional customer service. She prepped and staged the
unit with an eagle eye for detail in the property, especially when she went the extra mile…scrubbing
the master toilet at 6:30 am before the open house! Her thorough communication through the entire
process provided for a very smooth transaction, considering the circumstances.

As one might expect, Sue and I became sparring partners, boxing back and forth, as I listened to her
set up and then put forward her argument for an “aggressive pricing strategy.” Ultimately, I agreed to
it. When she said we were receiving a pre-emptive offer before the due date requested on the listing,
we were pleased! She told the other agent to “make a very strong offer,” if they wanted us to accept it
and take it pending before the date all offers were due.

My brother and I were obviously very happy with the submitted offer at $104,000 over asking, just a
few days after the listing went active! We accepted.

It wasn’t until after the transaction had concluded that Sue told us that she had “given her buyer away”
(and the 2.5% commission) to be represented by a different agent in the office. “WOW,” I told her. I
was shocked. I said, “I don’t know an agent on the planet who wouldn’t double-end a deal if the
opportunity arose.” A “dual agency” scenario could have produced a less pleasing result, for sure.

But the buyer BOUGHT the home for $799,000 on a $695,000 listing. I highly recommend that you
call Sue. Ask her about all of this! I don’t think you’ll regret your decision.

Sue Proctor is an exceptional realtor. Much more than just a highly experienced professional, Sue worked tirelessly to find the best house for my needs and lifestyle.

She is also a life coach, and really tried to understand my goals and helped me to learn what would work best for me.

Once she understood my tastes she found the perfect house with the perfect view. She very thoroughly and patiently went through all the disclosures to ensure I understood what the purchase entailed and work needed. She showed me many comparables to help me understand why this house was so special.

When this ultimately did not result in a sale in the competitive Bay Area market, Sue was completely gracious and remained to help me find another.

I never worked with a better realtor.

Sue Proctor was my Real Estate Broker in two separate transactions: One was helping to sell my family home in Southern California from a very complicated Trust in 2022. The dilapidated property, with a great view, received 6 offers and sold for all cash, $175,000 over asking price and closed in 2 weeks!

The second time was when she helped me to purchase a Rossmoor condo. In both situations, Sue stayed on top of every detail, and her attention to detail and immediate response to any issue helped to ease the anxiety that comes with every real estate purchase. Sue has extensive real estate experience, in a wide variety of transactions, and is both an expert on Rossmoor real estate, and a resident herself. I highly recommend her!

Sue Proctor is the best realtor I have ever worked with. She spent endless hours helping me to understand the ins and outs of Rossmoor and the housing market that best suited my spatial needs and budget. She is a great listener, answering my questions quickly and honestly. She helped me to get the best deal possible, including working with the listing realtor and advising me on the next steps toward an equitable negotiation. Sue referred me to other professionals, including the home inspector who was impartial and thorough. Sue surpassed all of my expectations with my condo buying experience, consistently offering her unprecedented support and exuberance in me becoming a welcome resident in Rossmoor. I am very grateful for the opportunity to work with Sue.

Working with Sue was a pleasure. She was always friendly, caring and helpful. She was always on top of all issues and very good at resolving any problems. She walked me through the whole process of finding and buying a new home. She referred me to very good Loan and Title companies and easy people to work with in getting a loan, title insurance and going through and closing escrow in a short amount of time. Plus taking care of any problems in a timely manner throughout the whole process and setting up dealing with appointments with a building inspector, a termite inspector, a cleaning lady, a carpet cleaner, the Rossmoor HOA, Security, and more. What a lifesaver she is. I would highly recommend her to anyone.

It is with pleasure that we would like to share our experience of working with you to find a home in the Rossmoor community!

As you are well aware, the process of looking for a new home is generally a stressful one. Big decisions, especially when they involve more than one move, can be chaotic and stressful. Finding the right balance between hearing and understanding the needs and wants of those of us in that circumstance can be challenging to those of you in this industry. We want to express that our experience of you as a service provider was exceptional in the following ways:

1. Your listened and asked questions to make sure you understood what our needs were in all areas.
2. You were respectful of those needs and did your best to show us homes that you thought we would like.
3. You made yourself available to answer any and all questions, no matter how small or large. Your assurances that we were welcome to call or text at any time, meant a great deal to us!
4. You went above and beyond to ensure that the move itself would be as smooth as possible.

We are grateful that in this process you have been the person that made this move as simple, clear and comfortable as possible. It is our hope that we can encourage friends and family who may be considering a move to Rossmoor that, based on our experience; they contact you directly!

I highly recommend Sue Proctor of Rossmoor Realty. I used her as the listing agent for a recent sale of a home in Rossmoor. She was on top of everything from the beginning, and pushed things along wonderfully. Her advice and execution on such things as listing price, staging and assorted repairs and upgrades was spot on. I especially appreciated how she always kept me very much in the loop regarding what was going on.

Sue was amazing in helping me sell my father’s home.

She shared her knowledge of Rossmoor and her good taste as we planned improvements and how to market and price the property.

She coordinated all of the improvements, finding good contractors who worked quickly. I am completely pleased with the outcome.

Just as importantly, she was deeply compassionate throughout the process. THANKS SO MUCH :). SUE

– Matt R.

Other than taking 6 months to return this form, all was smooth with our purchase. Sue was incredibly responsive, got us any information she didn’t know immediately, and was gracious, knowledgeable and honest with information and opinions. What more could we want?
